Não é possível usar a opção de tabela LARGE VALUE TYPES OUT OF ROW em uma tabela de usuário que não tenha algumas colunas varchar(max), nvarchar(max), varbinary(max) ou xml com tipos de valores grandes. Essa opção pode ser aplicada a tabelas que têm colunas calculadas com valores grandes que sejam persistentes.

Cannot use table option LARGE VALUE TYPES OUT OF ROW on a user table that does not have any of large value types varchar(max), nvarchar(max), varbinary(max) or xml columns in it. This option can be applied to tables having large values computed column that are persisted.
